Sewer Gas Services in Dallas, Texas
Professional Services for Commercial Properties in Dallas-Fort Worth and Beyond
Sewer gas is one of the most challenging plumbing problems because it is an invisible gas that can leak from anywhere in the sewer drain or vent system. A mixture of gases produced by the decomposition of organic matter in wastewater, it typically contains hydrogen sulfide, methane, ammonia, and carbon dioxide. Hydrogen sulfide is the most prevalent gas and the one that is responsible for the annoying rotten egg smell. At low levels, it can cause irritation to the eyes, nose, and throat. Higher concentrations can lead to headaches, nausea, dizziness, and even unconsciousness or death. The smell of sewer gas is so annoying that it can be detrimental to the livelihood of the business.
At Agave Plumbing we have invested a lot of time and resources to address leaks of sewer gas. We have specialized equipment that allows us to pressurize the drain and vent system with a type of smoke that is non toxic and non flammable. We use the smoke to help us locate the pipe or fixture that is leaking sewer gas. If the drain and vent system of a commercial is very extensive, we have equipment that allows us to isolate sections of the drain and vent system to help us concentrate the smoke in a designated area. Smoke under pressure is a scientific method of locating sewer gas leaks and that is why it is so effective! It does not really on the human nose or the human eye to locate an invisible gas!

Identifying Sewer Gas Leaks in Commercial Plumbing Systems
Common sources of sewer gas:
- Dry P Traps: All floor drains, sinks and fixtures should always have water in the P Trap to prevent sewer gas from entering the building.
- Damaged or cracked pipes: All of the pipes that make up the drain and vet system should be air tight!
- Blocked or damaged vent pipes: All of the plumbing fixtures should be vented to the roof. If the vent pipes are obstructed or damaged, sewer gas will leak into the building.
- Fixtures installed incorrectly: The most common culprit is the damaged wax ring under a toilet.
- Roof penetrations: Sewer vent pipes terminate on the roof. Roof penetrations that are close to a sanitary vent can allow sewer gas to fall back into the building.
At Agave Plumbing, we are prepared to dispatch a crew that is equipped and well trained to locate the source of sewer gas in your building. We support our existing customers with emergency 24/7 service.
